You can accept the offer, with a concession the seller pays prepaids (there is a limit to how much they can pay now, I think to the tune of 2500). And/or, you can accept the offer with money for items to fix. Such as an allowance for a roof. Definitely ask for an allowance for any items the lender will require, but it doesn't always hurt to ask for items you think it might need. Keep in mind, often the fixes will be required to be done as part of escrow if it is written up that way. Just ideas, please do not take it as gospel. I think you were given some sound advice about accepting with some concessions given for repairs such as the roof you mentioned will need replacing and you might ask for a decorating allowance to bring it into this century.
